Also, if you are a foreigner, you can buy real estate paying the same as a Mexican as long as they are outside the so-called restricted zone (within 100 km of land borders and within 50 of the beaches). Such trusts allow you to take advantage of and make use of the property within this restricted zone as you wish: sell, lease or inherit. In other words, they allow you to draw up a business plan or enjoy your retirement with a healthy lifestyle. This means that although the financial institution that grants the trust is the one who maintains the property title, you keep the real rights to the property for 50 years and you can request an extension for another 50 years. The corresponding permits are granted by the Ministry of Foreign Relations, the same institution that must be notified when the permission provided has been used.
Low tax percentage
In addition, the Property Acquisition Tax (ISAI) that the different states collect, has a lower percentage in Quintana Roo that ranges from 1.5% to 3% (2% in Playa del Carmen) compared to other cities such as CDMX where it can be as high as 5.8%.
