And it is that its geographical location allows it to maintain a tourist flow throughout the year, an ideal factor to consider different business ideas. It is 45 minutes away from Cancun and its international airport; and from Tulum. It also belongs to the area of the Mexican Caribbean known as Riviera Maya, where its hot and humid climate remains that way almost all year round. This translates into 300 days of sunshine per year, in which we can enjoy their departure from 5 in the morning and see their departure after 8 at night; perfect for a countless number of daytime activities to do before giving way to the nightlife that it also offers to its visitors.
From December to March it is a great refuge for tourists fleeing from the harsh winter of its regions; in the summer it also maintains a high influx of visitors due to the holiday seasons. Perhaps what worries the most when investing is the storm and hurricane season that is between June and November. However, thanks to technological advances, they are becoming easier to predict. The rains are usually strong, although most of the times that clouds are seen in the sky they are fleeting due to the favorable air currents in the region, therefore a storm passes as quickly as it arrives and according to data from the National Meteorological Service, it is more than 12 years since a hurricane last damaged this region.
If the season of low visits could be defined, they would only be in the period from September to October, while the medium season goes from January to June and the high season from March to April.

Also, if you are a foreigner, you can buy real estate paying the same as a Mexican as long as they are outside the so-called restricted zone (within 100 km of land borders and within 50 of the beaches). But for the case that interests us, which is the acquisition on the coast and beach (that is, within said restricted area) a bank trust is the solution.
Such trusts allow you to take advantage of and make use of the property within this restricted zone as you wish: sell, lease, or inherit. In other words, they allow you to draw up a business plan or enjoy your retirement with a healthy lifestyle. This means that although the financial institution that grants the trust is the one who maintains the property title, you keep the real rights to the property for 50 years and you can request an extension for another 50 years. The corresponding permits are granted by the Ministry of Foreign Relations, the same institution that must be notified when the permission provided has been used.
In addition, the Real Estate Acquisition Tax (ISAI) that is in charge when a real estate is purchased and that is collected by the different states, has a lower percentage in Quintana Roo that ranges from 1.5% to 3% (2% in Playa del Carmen) respect to other cities such as CDMX where it can be 5.8%.
